Under California law, applicants with a government rent subsidy have the option, at the applicant’s discretion, of providing lawful, verifiable alternative evidence of the applicant’s reasonable ability to pay the portion of the rent to be paid by the tenant, including, but not limited to, government benefit payments, pay records, and bank statements.

If an eligible applicant elects to submit such alternative evidence, Landlord will consider that alternative evidence instead of the applicant’s credit history.

Landlord's Screening Criteria

1) Completed and signed application must be submitted
2) Application fee must be paid
3) Credit report will be generated, and must have a minimum credit score of 620
4) Current YTD pay stube to be submitted by applicant(s)
5) Prior landlord verification will take place, and must be a favorable verification
6) Gaps in rental history must be explained
7) No evicitions or judgements
8) No foreclosure
9) Unverifiable addresses or inconsistent residence history in the credit report must be explained
10) Disparities between information provided by applicant and information provided by previous landlords must be explained
